Bou Avenue in Rockville, the condo building is nestled in just off of Rockville Pike, connected to the Montrose Crossing Shopping Center.  Of all the condo buildings in the North Bethesda area (what I’d call the outer edge), none has a more hotel lifestyle feel.

That all stems from the lobby.  Greeted by a 24-7 concierge with a secured entrance, you can stroll the lobby area to sit and read by a fireplace, watch tv in another area, and enjoy coffee and tea.

Oh, and you can also play a game of pool, go the fitness room for a workout, and watch a movie in the theater room (these are arranged movie dates).

Take the elevator to the roof top level, and you have the best skyline views to DC and to the Sugarloaf Mountains. Plunge into the rooftop pool and throw some steaks and chicken and whatever on the rooftop grills (during the Summer Season — Yes, I wish it was all year round).

The rooftop area also has a spacious, light filled bonus area to just lounge and relax. Unless it’s reserved for a party, as a resident you can go there any time and use the space. Rarely are the more than a few people there. So it’s like an added living room space you can enjoy. Bring your iPad or laptop and do some work or just chill out.

Step outside of Midtown Bethesda North condo and you are steps away from Barnes & Nobles (with a full Starbucks inside), Target, Marshalls, multiple banks, a FedEx store across the street, a car wash, Trader Joes (across the street), Giant Food (on the other end of the Montrose Crossing Shopping Center), and restaurants galore. Plus the top rated My Organic Market about a half mile away (straight walk down Bou Avenue where it becomes Nebel Street). Oh, and Whole Foods less than a mile away too.

What are the condo fees?

Midtown Bethesda Condos are on the higher end for Rockville or North Bethesda condos built in early 2000’s. Current condo fees are based on the units size, priced at approximately $.53/square foot.

So they range from about $490 a month for a 1-bedroom condo to $1,035 a month for a 3-bedroom condo. Since there are more 2-bedroom/2-bathroom condos than any other size, an average condo fee would be about $808 a monthDo remember, the condo fees include all of the amenities (fitness room, pool, conference room, lounge area, theater room, etc.), along with water and gas utilities plus the overall maintenance of the condo building and the Master Insurance Policy.

Unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your insurance policy will also cost you less.

Are utilities included in the condo fee?

SOME — Water and Gas are included. You will be responsible for electric.

How much does the condo fee go up annually?

Midtown Bethesda North condos have experienced an approximate average condo increase of 2.5% annually since 2010. As with financial market disclaimers, past average increases do not mean future increases will be the same. But a six year sample gives a reasonable estimate for your budgeting purposes.

What are the assigned schools?

Midtown Bethesda North Condo feeds to a very popular Montgomery County School district:

While it’s rare that the assigned schools change, if you’re making an investment in a condo (or home) based in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools.

Are pets allowed?

YES— Owners are allowed 2 pets up to 40 pounds. And despite the somewhat urban area, you can walk along the side walk on Bou Avenue with grass along the outside to let your dog do its business.

Is there Garage Parking?

YES— Many condos come with either 1 or 2 garage parking spaces. Parking spaces convey with the purchase. There are also some spots available for rent at approximately $125 a month. As a Choice Real Estate client, we will definitely verify if the condo you’re interested in has a garage space, and if not, if its possible to secure one.

GUEST PARKING tip: Guest passes are available, and tons of parking is available via Montrose Crossing Shopping Center for day through late evening visits.

Washer and Dryer in the condo units?

YES — Every condo has its own washer and dryer. No shared laundry rooms here!

Is there a Fitness Room?

YES — A well equipped fitness room is on the main lobby level.

Is there a tennis court or playground?

NO — But there are playgrounds and tennis courts within a few minutes drive. 

Is there a Pool?

YES — There’s a seasonal roof top pool with a nice sundeck. Amazing views from the 20th floor to DC and the Sugarloaf Mountains!

Is Grilling allowed?

YES — Grills are on the rooftop deck and can be used in season. Grills are not allowed (as is the case with every condo) on your balcony.

Is there a Lounge or Party Room?

YES — And it’s an amazing value if you have kids and need a spot for annual birthday parties, or whatever the occasion. You can rent the roof top Sky Box for only $150 for 6-hours with a $500 deposit. With the Sky Box you have a full service kitchen at your use plus a reserved grill. 20 floors up, the views are spectacular.

Is there a Business Conference Room?

YES — You can reserve this for a meeting. And like the Sky Box, when it’s not reserved, you can go and sit down in the room. This provides a nice working space outside of your condo to make it feel like you have a separate working space.

Is this a Secured Building?

YES — You can only gain access to the building via your FOB card or from the 24-7 lobby concierge opening the door for you. Added security will not allow anyone to simply take the elevator to your floor. They must have the front desk use their FOB to access your floor.

Is extra Storage available?

YES — But we would want to confirm based on the unit you were interested in buying. Lots of storage facilities within 1-mile from the building also.

Who are the Internet and Cable providers?

Both Verizon Fios and Comcast are available for internet and cable service.

How much is the Move-In Fee?

Currently it’s $150 be it for a new owner or renter. Your move-in must be scheduled in advance to insure the elevator is reserved for you. 

There’s also a $500 refundable Security Deposit if you hire a professional moving company to move your items. And a $750 refundable Security Deposit if you self-move. So remind your moving company (or yourself) to be careful and not damage any items in the hallways moving items in. Once your move is complete, your deposit will be refunded. This goes for new owners and new renters. You’ll want to provide the General Manager 5-days advance notice before your desired move-in date.

Are there any Clubs or Groups?

YES — Currently there is a Book Club, a Canasta Club, and a Cinemagoers Club (meet usually once a week to watch and review films in the theater room.

What’s the closest METRO and how far away?

The Twinbrook METRO is a straight shot half a mile walk down Chapman Avenue.
The White Flint METRO is a .8 mile walk away down Rockville Pike.
