Ample guest street parking is available on Old Georgetown Road. It is metered parking. Though it’s free from 7pm to 7am on weekdays and free on weekends and holidays.

Walk out of the lobby and virtually everything imaginable is within 3-4 blocks. We’re talking My Organic Market, Harris Teeter, and Whole Foods (about 7-blocks away), the White Flint METRO, restaurants, Sport & Health Club, Gold’s Gym, and the most luxurious and expensive movie theater around in iPics (across the street at Pike & Rose).

What are the Condo Fees?

The Sterling at the Metro condos are average for the style of building and the amenities. compared to The Gallery at White Flint next door (which has more units to share the expenses of the building).

Condo fees range from about $370 a month for smallest 1-bedroom condo to a little over $900 a month for the largest penthouse, 3-bedroom condo. Since there are more 2-bedroom/2-bathroom condos than any other size, an average condo fee would be about $675 a month.

Also, the condo fees include all of the amenities (fitness room, pool, conference room, lounge area, grills, etc.), plus the overall maintenance of the condo building and the Master Insurance PolicyUnlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less.

Are utilities included in the Condo Fee?

YES — Water is included in condo fee. Owners are responsible for electric and gas. Natural gas is used for heat, hot water, and cooking.

How much do the condo fees go up annually?

The average condo increase has been only about 2% annually since 2006. As with financial market disclaimers, past average increases do not mean future increases will be the same. Yet, a ten year sample provides a good gauge for your budgeting purposes.

What are the assigned Schools?

The Sterling at the METRO Condo feeds to a very popular Montgomery County School district:

While it’s rare that the assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. This kind of change could significantly change your living situation, and your investment.

Are Pets Allowed?

YES — Two pets are allowed, but with a maximum weight of 25 pounds or less. You probably have a little wiggle room here, but let’s check first before deciding to buy. The Gallery at White Flint next store does not have a pet weight restriction.

Grassy areas are definitely limited, but there are patches of grass here and there, including an area just outside of the building and along Old Georgetown Road. Doggie doo-doo bags are also conveniently placed in a few spots. NOTE: There’s are two veterinarians and a pet hospital within a quarter of a mile walk around the corner on Nebel Street.

Is there Garage Parking?

YES — Many condos, but not all, at The Sterling come with either 1 or 2 garage parking spaces. Parking spaces convey with the purchase. Some times spots are available for rent at approximately $100 – $125 a month.

As a Choice Real Estate client, we will definitely verify if the condo you’re interested in has a garage space, and if not, if its possible to secure one. Or in the case of a 2nd space, make arrangements to rent one.

GUEST PARKING tip:  Metered spaces are available along Old Georgetown Road  and now Chapman Avenue (free after 7pm and free on weekends). Also, four free 15-minute parking spaces are available for quick visits in front of the building. There’s also overnight guest parking in the garage for $10 a day.

But beware of this little nuance. Unlike The Gallery at White Flint condos right next door, if you pull into the entrance circle at The Sterling, and can’t find a spot, you cannot turn left. This means you have to go back out to Rockville Pike to Randolph and back through Chapman Avenue.

Washer and Dryers in the units?

YES — Every condo has its own washer and dryer.

Can you renovate your condo unit?

An modifications to the condo unit must meet the condo association guidelines. This is common for nearly all condos. Go to the concierge and they will give you the necessary forms and information you need. Certainly basic changes like changing tiles and items like that can be done without any issues. 

For other projects that require county permits normally, they must be obtained along with inspections from the county.

Is there a Fitness Room?

YES — A nice exercise room is on the main lobby level. Many people tell me they like The Gallery at White Flint condo’s exercise room a little better, but you can decide. Both are more than adequate, and if you want more, Gold’s Gym is 3 blocks away.

Is there a tennis court or playground?

NO — But there are many parks and nearby playgrounds. 

Is there a Pool?

YES — There’s an outdoor pool with lounge chairs, and an outdoor courtyard area. The pool is seasonal.

Is grilling allowed?

YES — Grills are out on the courtyard area and can be used in season. Grills are not allowed (as is the case with every condo) on your balcony.

Is there a Party Room?

YES — The cost to rent the party room or the club room is $150 with a $500 refundable deposit. Outside of the room being rented, you’re free to relax and enjoy it any day. Consider it sort of a much larger living room to hang out in, but not maintain.

Is there a Business Conference room?

YES — You can reserve this for a larger meeting. But if it’s not reserved then this room provides a nice, quiet working space outside of your condo.

Is there a Secured building?

YES — You can only gain access to the building via your FOB card or from the 24-7 lobby concierge opening the door for you.

Is Extra Storage available?

YES — But we would want to confirm based on the unit you were interested in buying. And we not only do this for our clients, but we also help find additional available storage. Also, there are several larger storage facility options only a 1/4 mile away.

Who are the Internet and Cable providers?

Both Verizon Fios and Comcast are available for internet and cable service, along with some satellite services.

How much is the Move-In fee?

Currently it’s $200 be it for a new owner or renter. Your move-in must be scheduled in advance to insure the elevator is reserved for you. There is no move-out fee. It’s advised that you schedule with the front desk at least 3-days in advance.

Are there any clubs or groups?

YES — Currently there is a Book Club. There are also some events set up periodically that all residents can enjoy.

What’s the closest METRO and how far away?

The White Flint METRO is just 1-block away (the corner on Rockville Pike and Marinelli Road).
