930 Rose, also known as ‘Pike and Rose‘, is a 104 unit luxury condo building at 930 Rose Avenue, North Bethesda, MD 20852.  It starts on the 11th floor, above the also brand new Canopy by Hilton hotel, and runs all the way up to the rooftop hangout just above the 21st floor penthouses.

The location is enviable, and for those a little forward thinking, I believe a better value than downtown Bethesda. With the top level penthouse offering 2,520 sq. feet (including the balcony) with 3 bedrooms and 2.5 bathrooms plus a den — to go along with hotel amenities and amazing views — you could easily pay $750,000 or more for the same space in downtown Bethesda.  This condominium is also constructed with Studio condos w/592 sq feet and a number of 1/2 bedrooms with 2 bathroom options up to 1,659 sq feet.  And this rebranded North Bethesda area has more walkable grocery stores (Whole Foods, My Organic Market, Harris Teeter, Trader Joes, and Giant are all within a 1/4 mile) and a rising number of new restaurants with more to come.

What are the condo fees?

It’s a very simple condo fee structure.  Many condos base the condo fee on a dollar amount (or cents) per square foot.  Condo fees range from $370 for studios up to the highest fee of $1,485 for a 3 bedroom and 2.5 bathroom unit with a den.  Total condo fee break down currently:

  • Studio = $370
  • 1 Bedroom = $460
  • 2 Bedroom = $783
  • 2 Bedroom with Den = $960
  • 2 Bedroom Penthouse level = $1,050
  • 3 Bedroom and 2.5 Bathroom Penthouse level = $1,450
  • 3 Bedroom and 2.5 Bathroom Penthouse level with Den = $1,485

The condo fees include all of the amenities (fitness room, use of the Henri pool, tennis court, rooftop terrance, rooftop grills, rooftop doggie area, meeting room, and gas and water), plus the overall maintenance of the condo building and the Master Insurance Policy.

Also, condo residents receive a 30% discount on any a la carte hotel services that include dry cleaning, laundry, and house keeping.

Unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less. Sometimes people are put back by condo fees. Yet, if they added up all the maintenance on a single family home over 10 years plus gym fees and so on, suddenly the number doesn’t look quite as high.

A condo fee, especially in a building like this, really is part of a life style change. You live here and enjoy each day without thinking about anything to maintain outside of your actual unit.

Are any utilities included in the condo fee?

YES— Owners are responsible for electric.  Water and gas are included. Also, expect much lower electric bills than you would have in a single family home.  This is a brand new building with the highest standards of construction used.

How much does the condo fee go up annually?

Since this is a new condo building, it’s too early to predict annual condo fee increases. However, I don’t know of any new condo building going up with plans to raise condo fees drastically after opening. The condo fees have been set up with financial mapping for the future of the building and maintenance. Typical annual condo fee increases in the area average about 2.3% annually.

What are the assigned Schools?

The 930 Rose feeds into one of the most popular Montgomery County School districts:

Luxmanor Elementary School
– Tilden Middle School
– Walter Johnson High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. This kind of change could significantly change your living situation, and your investment. For example, Tilden Middle School is going to be converted into a high school. We can help you with this information.

Are Pets allowed?

YES — Pets are allowed. As of now, there has been no dog size limit placed! This is a big deal for dog lovers.

Is there Garage Parking?

YES — Underground, secured garage parking conveys with every 2 bedroom size or higher condo purchase. These are deeded space. Additional garage spaces can be purchased for $42,500. So for Studio and 1-bedroom condo buyers, a garage space must be purchased to officially own a space. However, 930 Rose has offered something unique that makes the actual garage space less of an issue. For $195 a month you can have Valet Garage Parking. So you get a parking space with valet parking service for $195 a month.

GUEST PARKING TIP:  The Pike & Rose development has FREE 2-hour parking in the development garage. There are a number of parking meter options also on Old Georgetown Road across the street. 

Washers and Dryers in the condo units?

YES — Every condo has its own washer and dryer.

What’s involved in renovating a condo?

Any modifications to the condo unit must meet the condo association guidelines. The concierge will give you the necessary forms and information you need. If you have specific questions before buying a condo here, we can help you determine not only what renovations are possible, but what steps you will need to take. We also have contractors that can help you.

Is there a fitness room?

YES — A rooftop fitness center. Also, Sport & Health has a phenomenal health club at Pike & Rose. It’s just 2 blocks down Grand Avenue off Rose Avenue.

Is there a tennis court or playground?

YES — There’s no tennis court or playground. There are playgrounds and tennis courts within 5 minutes. And just outside of the hotel there is a little hang out area called Rose Park.

Is there a Pool?

YES — Condo residents have full use of the rooftop pool on the neighboring Henri Apartments.

Is grilling allowed?

YES — Condo residents can grill in with a view from the roof top terrace. Amazing 360 degree views. It’s stunning!

Is there a Party Room?

YES — There is community room available for residents to use.

Is there a Meeting Room or Conference Room?

YES — There is a meeting  room available to use for condo residents.

Is 930 Rose a secured building?

YES — The building has a 24-7 front desk concierge. All residents must have a key FOB for access. Guest of residents must check in.

Is Extra Storage space available?

YES — Storage cages are available to purchase for $5,000 each. The space is 5′ x 5′ x5′. Also, there are several larger storage facility options only a 1/4 mile away that we can recommend.

Is there a Private Elevator separate from the Canopy Hotel?

YES  — Condo residents have their own elevators. They are separate from the hotel elevators.

Who are the Internet and Cable providers?

Both Verizon Fios and Comcast are available for internet and cable service.

How much is the Move-In-Fee?

Currently no move in fee has been established. The first residents will be moving in mid to late March 2018.

What’s the closest METRO and how far away?

The White Flint METRO is just 3-blocks away (the corner on Rockville Pike and Marinelli Road). Just walk a block to Rockville Pike, and another block 2-blocks to Marinelli Road.
