The Wisconsin condos are ideally situated in the heart of North Bethesda —  yet set back a few blocks from the noise of Rockville Pike and Old Georgetown Road on 5809 Nicholson Lane, Rockville, MD 20852. The condo has enviable grounds that no other close in condo can boast. So if having some private space to walk around with in the condo grounds is something that you enjoy, then the Wisconsin might be a place to consider. My Aunt Millie has lived her for around 20 years, and has enjoyed it very much.

Featuring everything from 1-bedroom condos as small as 748 sq. feet to 3 bedroom with 3 bathroom condos up to 2,435 square feet, the Wisconsin also has a 24-7 front desk concierge. To enter the condo grounds, your car must be registered to get through the manned security gate. All visitors must identify the condo unit they are visiting and get a parking pass.

The Wisconsin is amenity rich — featuring both an indoor pool and an outdoor pool to go along with a fitness center and tennis court. Whole Foods and dozens of restaurants are all easily walkable within 2-4 blocks. And Trader Joes, My Organic Market, and Giant are all within a quarter mile.

Plus the new Pike & Rose development is also just a 5 minute walk away. So living at The Wisconsin gives you privacy with quick access to all that’s available in the developing North Bethesda.

What are the condo fees?

The Wisconsin condos have what would be considered luxury amenities compared to other area condos. Yet, with this understanding, the condo fees are reasonable.

Condo fees range from about $450 a month for smallest 1-bedroom condo to $1,450 a month for the largest 3-bedroom condo. Since there are more 2-bedroom/2-bathroom condos than any other size, an average condo fee would be about $940 a month.

Also, the condo fees include all of the amenities (fitness room, both pools, tennis court, racquetball court, grounds maintenance, meeting room, basic cable, and water), plus the overall maintenance of the condo building and the Master Insurance Policy.

Unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less. Sometimes people are put back by condo fees. Yet, if they added up all the maintenance on a single family home over 10 years plus gym fees and so on, suddenly the number doesn’t look quite as high.

Are any utilities included in the condo fee?

SOME — Owners are responsible for electric. Water and basic cable are included. Expect much lower electric bills than you would have in a single family home.

How much does the condo fee go up annually?

Condo fees have gone up a little more than 2% annually since 2009. As with financial market disclaimers, past average increases do not mean future increases will be the same. Yet, an eight year sample provides a good gauge for your budgeting purposes. There have been no extreme condo fee increases at The Wisconsin.

What are the assigned Schools?

The Wisconsin Condos feed into a very popular Montgomery County School district:

  • Luxmanor Elementary School
  • Tilden Middle School
  • Walter Johnson High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. This kind of change could significantly change your living situation, and your investment. For example, Tilden Middle School is going to be converted into a high school. We can help you with this information.

Are Pets Allowed?

SOME — Dogs are not allowed, but you can have a cat.

Is there Garage Parking?

YES — Underground, secured garage parking conveys with condo purchases. These are deeded space. Some owners do rent out spaces for those looking for additional spaces. This usually runs $125 – $150 a month.

As a Choice Real Estate client, we will definitely verify if the condo you’re interested in has a garage space, and if not, if its possible to secure one. Or in the case of a 2nd space, make arrangements to rent one.

GUEST PARKING TIP:  Guests can get a parking pass from the security guard at the gate. If you’re having many guests, and garage parking is filled, there metered spots within 2-blocks. Also, as of December 2017, there’s still a large parking lot just a block away that is free on the weekends.

Washers and Dryers in the condo units?

YES — Every condo has its own washer and dryer.

What’s involved in renovating a condo?

Any modifications to the condo unit must meet the condo association guidelines. This is common for all condos. The concierge will give you the necessary forms and information you need. If you have specific questions before buying a condo at The Wisconsin, we can help you determine not only what renovations are possible, but what steps you will need to take.

Is there a fitness room?

YES — A very nice exercise room and a sauna.

Is there a tennis court or playground?

YES — There’s both a tennis court and a racquetball court. There very nice playgrounds within a few minutes if desired. Just a few blocks off of Tuckerman Lane and Old Georgetown Road.

Is there a Pool?

YES — There’s both an Outdoor pool and an Indoor pool. Very few condos have indoor pools. The closest being The Promenade (a co-cop).

Is grilling allowed?

YES — Grills are not allowed (as is the case with every condo) on your balcony, but there are grills that can be used on the grounds.

Is there a Party Room?

YES — There is a party room that can be used. The front desk can help with any arrangements.

Is there a Meeting Room or Conference Room?

YES — There is a meeting room available to use for condo residents.

Is The Wisconsin a secured building?

YES — Not only is the building accessible only by key FOB, but there’s a 24-7 manned security gate. There’s also a concierge front desk open from 7am to 11pm. All guests must check in with the security guard before proceeding.

Is Extra Storage space available?

YES — But we would want to confirm based on the unit you were interested in buying. And we not only do this for our clients, but we also help find additional available storage. Also, there are several larger storage facility options only a 1/4 mile away that we can recommend.

Is there an Elevator?

YES  — The Wisconsin has elevators from the garage all the way up to the top floor.

Who are the Internet and Cable providers?

Both Verizon Fios and Comcast are available for internet and cable service, along with some satellite services.

How much is the Move-In-Fee?

Currently it’s $150 be it for a new owner or renter. Your move-in must be scheduled in advance to insure the elevator is reserved for you. There is no move-out fee. 

It’s advised that you schedule with the front desk at least one week in advance.

What’s the closest METRO and how far away?

The White Flint METRO is just 3-blocks away (the corner on Rockville Pike and Marinelli Road). The shortest route walking is to cut through the shopping center turning left at Woodglen Road (opposite direction of going to Whole Foods). The other side of the shopping center is Marinelli Road.
