Old Georgetown Village Condominium, ideally situated in the heart of North Bethesda (or south Rockville) on Strand Drive — sits back 2-3 blocks from Rockville Pike and Old Georgetown Road. Strand Drive runs through the development from Edson Drive to Executive Boulevard.

Old Georgetown Village Condo (OGVC) is another little community that if it weren’t already built, would not be designed as it is now. It’s very private with a walking path and space that’s in high demand in this developing North Bethesda area. 

Featuring everything from 1 bedroom unit to 3 bedroom units spread out over 4 garden style buildings, these condos provide a good option for those looking for an elevator building but not a high rise. The condo units range from 922 sq. feet to 1,920 square feet. The majority are 2 bedroom/2 bathroom condos in the 1,450 sq.’ to 1,672 sq.’ range.

Old Georgetown Village provides quick walking or driving access to Whole Foods and dozens of restaurants — all easily walkable within 2-4 blocks. And My Organic Market, Trader Joes and Giant are all within about a quarter of a mile.

And the new Pike & Rose development is only a 10-15 minute walk away via Executive Boulevard to Old Georgetown Road. Privacy and quick access to restaurants, shopping, trails, and more is all here.

What are the condo fees?

Old Georgetown Village Condos have decent amenities, but nothing over the top. They do have a service also that owners can use to get non-electrical repairs done for a very reasonable $12 per quarter hour of work.

Condo fees range from about $490 a month for the smallest condo to $990 a month for a 3-bedroom condo. There are more condo units in the 1,450 sq.’ – 1,672 sq.’ range, for an average condo fee of about $700 a month.

Also, the condo fees include all of the amenities (fitness room, pool, tennis court, grounds maintenance, meeting room, and water), plus the overall maintenance of the condo building exterior and the Master Insurance Policy.

Most condo buildings are different than single family homes or townhomes. You don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less (it’s an HO6 policy). It’s not unusual at first glance to think condo fees are high. Some certainly are for the condition of the building. Yet, most are reasonable if all the maintenance on a single family home over 10 years is added up, plus pool and gym memberships and saved time. With most buildings, with these things considered, the fees are actually reasonable.

Are utilities included in the condo fees?

SOME — Owners are responsible for electric. Water is included at Old Georgetown Village. You can expect lower electric bills than you would for a single family home.

How much do the condo fees go up annually?

Condo fees have gone up around 2.2% as an average since 1998. As with financial market disclaimers, past average increases do not mean future increases will be the same. This 20-year time frame provides a good very good estimate of expected future costs for your budgeting purposes.

What are the assigned Schools?

Old Georgetown Village Condos feeds into one of the most popular Montgomery County School districts:

  • Garrett Park Elementary School
  • Tilden Middle School
  • Walter Johnson High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. A change in assigned schools could certainly change  your living situation, and affect your investment. For example, it appears Tilden Middle School is going to be converted back into a high school. Are pets allowed?

YES – No dogs or cats are allowed, but interestingly birds, fish, and reptiles/turtles are allowed (I advise checking with the manager first).

NOTE: There are two veterinarians and a pet hospital within a quarter of a mile walk around the corner on Nebel Street. 

Is there Garage Parking?

YES — Underground, secured garage parking conveys with condo purchases. Each unit has a minimum of one garage parking space. The number depends on how many the original owner bought. These are deeded space. Some owners do rent out spaces for those looking for additional spaces. This usually runs $125 – $150 a month. 

As a Choice Real Estate client, we will definitely verify if the condo you’re interested in has a garage space, and if not, if its possible to secure one. Or in the case of a 2nd space, make arrangements to rent one.

GUEST PARKING TIP:  Guests can get a parking pass from the concierge desk. There are 52 outdoor parking spaces. I’ve never had a problem finding a space to park. You will have to first push the button at the security gate and let them know the unit you’re visiting. If you’re having many guests, and all the guest parking spaces are full, there metered spots around the corner all along Executive Boulevard. Also, as of January 2018, there’s a large parking lot about 3 blocks away that is free on the weekends.

Washer and Dryers in the unit?

YES – Every condo at OGVC has it’s own washer and dryer in the unit.

What’s involved in renovating a condo unit?

Renovations are permitted to the condo unit, but must meet the condo association guidelines. This is common for all condos. Changes to kitchen cabinets, bathroom vanities, tile, etc. are much simpler to undergo with approvals. Work that might alter the structural integrity of the building must have plan approval first. All work must be done during the weekdays during normal business hours. This is for the benefit of all residents to keep any traffic and noise down.

Is there a fitness room?

YES – There’s a small fitness room open from 5am to 11pm for all residents in building 11420 Strand Drive on the lobby level. A waiver must be signed the first time prior to using it.

Is there a tennis court?

YES – Old Georgetown Village Condos has two tennis courts and outside grounds. For residents or guests with kids, several playgrounds are available just around the corner on Old Georgetown Road and Tuckerman Lane.

Is there a pool?

YES – There is an outdoor seasonal pool open from 12pm to 8pm Memorial Day thru Labor Day.

Is grilling allowed?

YES – Grilling is allowed using only the common area grills. No condos allow grills on balconies for safety reasons.

Is this a secured building?

YES – Guests must ring the condo resident they are visiting or the front administrative office before 4pm to be buzzed into the building. For residents there’s a secure, underground parking garage.

Is Extra Storage available?

YES – Extra storage is available and comes with some units. Also, multiple storage facilities are located within a quarter mile away.

Is there a Party Room?

YES – There is a community room for condo residents. It’s not as modern as the newer condos in the area such as 930 Rose Condos, The Sterling at White Flint METRO Condos, and The Gallery at White Flint Condos.

Who are the internet and cable providers?

Old Georgetown Village condos are pre-wired for both Verizon FIOS and Comcast. Direct TV is also available.

Is there a Move-In-Fee?

YES – The current move-in-fee for OGVC is $250 with a $500 refundable moving deposit. All moves must be conducted between 8am to 4pm Monday – Friday only.

What’s the closest METRO and how far away?

White Flint METRO is the closest metro to Old Georgetown Village Condominium. It’s about 3-4 blocks away.
