The Gallery at White Flint high-rise condo, located at 11710 Old Georgetown Road, Rockville, MD 20852, is located just one block off of Rockville Pike, across the street from the new Pike & Rose development and under 2-blocks from the White Flint METRO station. It sits next to The Sterling condos — its sister building (on the corner of Rockville Pike and Old Georgetown Road, and the White Flint Station condos. The Gallery has a hotel style feel to it, but not as luxurious and chic overall as the Midtown Bethesda North condo building. 

A friendly 24-7 concierge with a secured FOB entrance in the main lobby feeds directly into a community “living room” lounge complete with a fireplace. This is sort of your own massive club, community party room.

Except when a party has the room reserved, there are usually only a few people at best sitting in this room. And usually they are absorbed with their laptop or iPad. This lounge area opens up to a private courtyard that leads you to the seasonal pool and grills.

There’s also a business center room, billiard room, library, and a fitness center. This pet friendly building has a secured underground parking garage. Ample guest street parking is available on Old Georgetown Road. It is metered parking. Though it’s free from 7pm to 7am on weekdays and free on weekends and holidays. Walk out of the lobby and virtually everything imaginable is within 3-4 blocks. We’re talking My Organic Market, Harris Teeter, and Whole Foods (about 7-blocks away), the White Flint METRO, restaurants, Gold’s Gym, and the most luxurious and expensive movie theater around in iPics (across the street at Pike & Rose).

What are the condo fees?

The Gallery at White Flint Condos are reasonable for the quality of the building and compared to The Sterling next door (which has few units to share the expenses of the building).Condo fees range from about $300 a month for a 1-bedroom condo to $600 a month for a 3-bedroom condo. Since there are more 2-bedroom/2-bathroom condos than any other size,an average condo fee would be about $500 a month.

Also, the condo fees include all of the amenities (fitness room, pool, conference room, lounge area, grills, etc.), plus the overall maintenance of the condo building and the Master Insurance Policy. Unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your insurance policy will also cost you less.

Are utilities included in the condo fee?

NO — Owners are responsible for electric, gas, and water. Natural gas is used for heat, hot water, and cooking.

How much does the condo fee go up annually?

The average condo increase has been only about 2% annually since 2005. As with financial market disclaimers, past average increases do not mean future increases will be the same. Yet, a ten year sample gives a solid estimate for your budgeting purposes.

What are the assigned Schools?

The Gallery feeds to a very popular Montgomery County School district:

While it’s rare that the assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. We would always help confirm this for you.

Are Pets Allowed?

YES — There are no set pet restrictions in terms of dog size. This is a pet friendly building and community. Grassy areas are limited, but they do have some chunks here and there just outside of the building and along Old Georgetown Road. Doggie doo-doo bags are also conveniently placed in a few spots. NOTE: There’s are two veterinarians and a pet hospital within a quarter of a mile walk.

Is there Garage Parking?

YES — Many condos at The Gallery at White Flint come with either 1 or 2 garage parking spaces. Parking spaces convey with the purchase. Some times spots are available for rent at approximately $125 a month.

As a Choice Real Estate client, we will definitely verify if the condo you’re interested in has a garage space, and if not, if it’s possible to secure one.

GUEST PARKING TIP:  NO Guest Parking passes are available, but metered spaces are available along Old Georgetown Road (free after 7pm and free on weekends). Also, a few blocks away, further up Chapman Avenue, there are more metered spaces. This just changed in 2017. They were free up until then. 

And here’s a little “secret” difference between The Sterling at the METRO Condos and The Gallery at White Flint Condos.

Washers and Dryers in the condo units?

YES — Every condo has its own washer and dryer.

What’s involved in renovating a condo unit?

Any modifications to the condo unit must meet the condo association guidelines. This is common for nearly all condos. An application must be submitted and the Architectural Review Board will review before approving or declining. Usually there’s not a problem. Keep in mind factors must be considered with the units above, below, and on both sides of your unit. Once approved, normal county permits must be obtained.

Workers are not allowed to commence work before 8am on weekdays and 11am on weekends. Work days must end at 5pm. Though if quiet renovation work like painting is being done after 5pm, you’ll be fine. This really applies to making noise. So planning with renovations is important. I’ve gone through a massive renovation of a penthouse style unit, and can walk you through the process and assist.

Is there a Fitness Room?

YES — A well equipped fitness room is on the main lobby level.

Is there a tennis court or playground?

NO — But there is a tiny tot lot, and plenty of parks within a few minutes. 

Is there a Pool?

YES — There’s a seasonal outdoor pool with lounge chairs, and an outdoor courtyard area.

Is Grilling allowed?

YES — Grills are out on the courtyard area and can be used in season. Grills are not allowed (as is the case with every condo) on your balcony.

Is there a Community-Party Room?

YES — The cost to rent the party room is $400 for 4-hours with a $500 refundable deposit. It’s $150 an hour for any time over the 4-hours. Renting the community room also comes with use of the kitchen, but not the billiard room, courtyard, or pool. But the biggest thing is this community area is a beautiful open space you can relax and enjoy all the time (outside of when someone has rented the space).

Is there a Business Conference Room?

YES — You can reserve this for a meeting. This provides a nice, quiet working space outside of your condo. For parties of 5 or more, the business conference room can be rented for only $100. There’s also a very nice Library room just off of the billiard room. Again, these are spaces you can use individually or with a few people informally anytime.

Is this a secured building?YES — You can only gain access to the building via your FOB card or from the 24-7 lobby concierge opening the door for you. Added security will not allow anyone to simply take the elevator to your floor. They must have the front desk use their FOB to access your floor.

Is extra Storage available?

YES — But we would want to confirm based on the unit you were interested in buying. And we not only do this for our clients, but we also help find additional available storage.

Who are the internet and cable providers?

Both Verizon Fios and Comcast are available for internet and cable service.

How much is the Move-In fee?

Currently it’s $300 be it for a new owner or renter. Your move-in must be scheduled in advance to insure the elevator is reserved for you. There is no move-out fee. It’s advised that you schedule with the front desk at least 3-days in advance.

Are there any clubs or groups?

YES — Currently there is a Book Club. There are also some events set up periodically that all residents can enjoy.

What’s the closest METRO and how far away?

The White Flint METRO is just 2-blocks away (just around the corner on Rockville Pike and Marinelli Road.
