Chapman Row at Twinbrook METRO is the first new townhome community to emerge in the vibrant and developing North Bethesda area. This enclave of townhomes would be on what I’d label the very outer edge of North Bethesda. They’re a modern style you see in most of the new, urban townhome developments.

Sizes range from 2,106 square feet to 2,315 square feet and feature 3 bedrooms and 2 bathrooms with an optional powder room on the kitchen and living room level.  The larger model size difference comes from being 2 feet wider than the smaller models.  What you’ll have to determine is if the layout of the bedrooms works for your situation.  What do I mean?  Well, the 3rd floor, which is the main sleeping floor, has 2 bedroom and 2 full baths — not 3 bedrooms and 2 full baths.  The 3rd bedroom is a good size, but it’s on the 4th floor.

The 4th floor also features another small area that leads out to the roof top deck. An optional full bathroom can be finished on the 4th level.  Again, this is an upgrade.  So if the 3rd bedroom is essential, that 3rd full bathroom will really be essential. And this will increase the final purchase price.

Chapman Row is only a 2 block walk to the Twinbrook METRO, and shopping, restaurants, and more all within just a block or two.

Grocery stores like Trader Joes, My Organic Market, Safeway, and Giant are all within a few blocks to about a quarter of a mile walk. Whole Foods is about a 1/2 mile away. Barnes & Nobles with a Starbucks is just a few minutes walk. The new Pike & Rose developments adds to a mix of restaurants in the area, and also includes Sport & Health Club and the iPic movie theater.

There are plenty of one level high rise and some garden style condos options in the North Bethesda area, but Chapman Row is a rare offering of townhomes.

How much are the townhomes at Chapman Row selling for?

Starting in the low $700,000’s means you can plan on a price points ending up being in the $750,000 to $850,000 for most models. It’s important when walking into a new home development to understand what’s going to bring added value, and what’s going to just drive up your price point. Certainly we can discuss the pros and cons of every upgrade from a line by line valuation viewpoint.

What about parking?

Each townhome has a one car garage. You can also squeeze in another car just outside of the garage. This vehicle would be partially covered by the rooftop deck. Guests would have access to free parking at the Montrose Crossing Shopping Center just 2 blocks away. Now, if someone is a frequent visitor and plans on staying over night, I would not advise them to leave their car at the shopping center over night on a regular basis.

What are the community condo fees?

The condo fees at Chapman Row are planned at about $250 a month.  This would include all the outside grounds maintenance, and the community roads, trash removal, and a community bosque for outdoor relaxation.

What are the most common upgrades?

Whenever you purchase a new home or condo, you must have your mind prepared that what you see in the model home is not necessarily what you get at the price you have in mind. This is why whenever possible, I will take my clients through the unfurnished models first. It would be nice if there was a big fat price tag on the upgrades, but that’s not how it works. The idea is for you to fall in love with the model, and buy as many or all of the upgrades.

In some cases, if you really do need the upgrade, and you’re not a contractor yourself, it is worth it to get it.

What are the assigned Schools?

Chapman Row feeds into a very popular Montgomery County School district:

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools.  This kind of change could significantly change your living situation, and your investment.  So, we will always want to verify with the school system about the assigned schools.

What are the closest condo buildings to Chapman Row?

As an alternative to Chapman Row, there are multiple condo buildings within about a 1/3 of a mile.  Midtown Bethesda North condos, about 2-blocks away being the closest. Here are the next closest condo buildings:

– White Flint Station condos
– Miramont Villas condos

Are the Chapman Row townhomes right for me?

If you are looking for or like urban style townhomes, walkable to virtually everything you need — top grocery stores, restaurants, entertainment, doctors, and more — then Chapman Row could be right for you. As I mention in the video on this page, the 2 bedrooms and 2 bathrooms on the main sleeping level might be a problem for families looking for at least 3 bedrooms on the same floor. There is a 3rd bedroom and 3rd bathroom on the top floor.
