Stonehall Condos located at 8302 Woodmont Avenue, Bethesda, MD 20814 (at the corner of Woodmont and Battery) is another addition to the growing Bethesda condo scene.

Stonehall is a luxury condo building consisting of 46 units with either 2-bedrooms and 3-bedrooms. There are also penthouse units, with the largest having south and westerly views and 2,528 square feet of living space. Stonehall is sort of on the fringes of downtown Bethesda, but it certainly measures up to the best in luxury. With a well equipped fitness center, private club room, and a rooftop terrace that will be the best spot in the building come Spring and Summer, this condo feels luxurious.

The smallest 2 bedroom and 2 bathroom units are 1,058 square feet, and start at $800,000. Condo unit 600 at Stonehall is 2,415 square feet and starts at just under $1,700,000. As with any condo building, but especially a condo building positioned alongside older buildings (that’s the case on Battery Lane), the condo unit position and side of the building will either give you a really nice view, a so-so view, or a view that could leave you challenged to sell it down the road.

Outside of the building, while it’s not in the direct Woodmont Triangle area (3 blocks away), or Bethesda Row (about a 3/4 mile away), Harris Teeter is directly across the street — and restaurants of all tastes are a short walk away.

You can walk to either the Bethesda METRO stop or Medical Center (NIH) METRO stop — with Medical Center being slightly closer.

What are the condo fees?

The condo fees will range from about $900 to a little over $2000 for the largest units.

This include all of the amenities plus the overall maintenance of the condo building and the Master Insurance Policy.

Unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less. Sometimes people are put back by condo fees. Yet, if they added up all the maintenance on a single family home over 10 years plus gym fees and so on, suddenly the number doesn’t look quite as high.

A condo fee, especially in a building like this, really is part of a lifestyle change. You live here and enjoy each day without thinking about anything to maintain outside of your actual unit. And in the case of Stonehall, you have two beautiful rooftop levels, a club room, a fitness room, and an upscale lobby to enjoy.

Are any utilities included in the condo fee?

YES — Owners are responsible for electric. Water and gas are included. This is a brand new building with the highest standards of construction used. Plus you have heating and cooling in all the units around you, and in the hallways. So you can expect much lower electric bills than you would living in a typical single family home. 

How much does the condo fee go up annually?

Since this is a new condo building, it’s too early to predict annual condo fee increases. However, I don’t know of any new condo building going up with plans to raise condo fees drastically after opening. Owners would not go drastic increases. The condo fees have been set up with financial mapping for the future of the building and maintenance. Typical annual condo fee increases in the area average about 2.3% annually. Unlike an older condo building, with older plumbing and major systems, you can assume there will be less unexpected fee increases to cover major repairs.

What are the assigned Schools?

Cheval condos feed into a very popular Montgomery County School district:

  • Bethesda Elementary School
  • Westland Middle School
  • Bethesda-Chevy Chase High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. This kind of change could significantly change your living situation, and your investment. So, if school systems are of great importance to you, please make sure we double check these with the county.

Are Pets allowed?

YES — Two pets are allowed per condo unit at a limit of 20lbs. As some owners had pets already, they can be grandfathered in (must register the pet within 30-days). Any pets added to the owner’s family after moving in must follow the 20lbs limit. Do know that a few particularly aggressive dog breeds could be restricted. Aquariums are also allowed, but must be 25lbs or less in weight. 

Is there Garage Parking?

YES — The building has a secured parking garage and reserved parking spaces for owners.

GUEST PARKING TIP:  There is a large parking garage just 1/2 block up on Woodmont Avenue. Parking here is free on weekends. Some people have used the Harris Teeter garage for quick visits. I would only do this if you’re buying something there, and do know you could get towed.

Washers and Dryers in the condo units?

YES — Every condo has its own full size washer and dryer.

What’s involved in renovating a condo?

Any modifications to the condo unit must meet the condo association guidelines. The concierge will give you the necessary forms and information you need. If you have specific questions before buying a condo here, we can help you determine not only what renovations are possible, but what steps you will need to take. We also have contractors that can help you. Just let us know what you want to do.

Is there a fitness room?

YES — Stonehall Condos has a very nice fitness room. There are also several larger gyms and some smaller gyms and yoga studios within walking distance — including Equinox. So the health and fitness options are plentiful.

Is there a tennis court or playground?

NO — There are no tennis courts or playgrounds, but plenty of open spaces within short walking distance. Also, many larger playgrounds and trails within 5-10 minutes drive. 

Is there a Pool?

NO — No pool here, but there are options nearby. Just up Old Georgetown Road in North Bethesda, about 10-minutes away, is the Kennedy Shriver Aquatic Center. This is an indoor pool open year round. There are also multiple seasonal outdoor pools within a few minutes drive.

Is grilling allowed?

YES — Condo residents can grill on the rooftop lounge. There’s plenty of comfortable seating, a bar, and amazing views. And there are also some planters for rooftop gardening. So enjoy some fresh herbs and vegetables.

Is there a Party Room?

YES — There is a club room for residents, and arrangements can be made to make it private for an event. It flows nicely from inside to the outside rooftop.

Is there a Meeting Room or Conference Room?

YES — There is no official meeting or conference room, but there is the club room and rooftop deck — and even the lobby available for small meetings.

Is Stonehall Condos a secured building?

YES — The building has a front desk concierge from 8am to 10pm right now. All residents must have a key FOB for access or be allowed access by the concierge. Also, once the condo owners take control of the building from the developer, my understanding is making the concierge 24-7 is a top priority.

Is Extra Storage space available?

YES — Storage spaces are available on a limited basis. As of September 24, 2018 there are only two storage spaces left. The size is 46″ x 88″ and the cost is $12,000. There are multiple storage center options at outside facilities within 10-minutes drive. Just ask us, and we can help you find the best one for your needs.

Is this building elevator and handicapped friendly?

YES  — The building has elevators and is handicapped accessible throughout.

Who are the Internet and Cable providers?

Both Verizon Fios and Comcast are available for internet and cable service. There are already pre-wired in convenient locations. So just a call to get your service live is all you need. Quick and easy.

How much is the Move-In-Fee?

Currently no move in fee has been established. The first residents just moved in December 2017.

What’s the closest METRO and how far away?

Medical Center at NIH is a little more than a 1/2 mile away, while the Bethesda METRO is just under 3/4 mile walk away.
