Something to consider with The Forum Condos is the extremely high rental rate compared with owner occupied units. It’s currently around 50% renters. This can be an issue for various reasons. Many Lenders won’t finance a condo in a building with this high a concentration of Renters. Thus a buyer would need to find a Portfolio Loan that would require a down payment of 20% or more. I’ve seen buildings that get to this point, and not allow the condo owners to rent out their units in the first 2 years of ownership. Some buildings won’t allow FHA financing because the rate of default is much higher with these buyers. A building’s health is in decline in this situation.
