The Forum Condominium at 11801 Rockville Pike, Rockville, MD 20852 has a prime location in the newly rebranded North Bethesda. The location is phenomenal but the condo is severely dated compared to The Gallery at White Flint, The Sterling Condos, and 930 Rose Condos among others close by.
Something to consider with The Forum Condos is the extremely high rental rate compared with owner occupied units. It’s currently around 50% renters. This can be an issue for various reasons. Many Lenders won’t finance a condo in a building with this high a concentration of Renters. Thus a buyer would need to find a Portfolio Loan that would require a down payment of 20% or more. I’ve seen buildings that get to this point, and not allow the condo owners to rent out their units in the first 2 years of ownership. Some buildings won’t allow FHA financing because the rate of default is much higher with these buyers. A building’s health is in decline in this situation. Current owners may have a hard time selling, new buyers buying… and bottomline values are affected. Thus it becomes more and more a building of rental opportunities.
