Miramont Villas Condominium consists of two buildings on 6050 California Circle and 6060 California Circle in Rockville, MD 20852. The condos are tucked away nicely off Rockville Pike and East Jefferson Street just on the backside of Federal Plaza. This would be considered the absolute outer edge of the rebranded southern Rockville area being called North Bethesda.

Miramont Villas is only accessible from East Jefferson Street and not Rockville Pike. That is, unless you’re walking from Federal Plaza. The wildly popular Trader Joes is just a few hundred yards walk from the condos. A very big plus.

Featuring everything from 1 bedroom condos to 3 bedroom condos over two buildings with sizes ranging from 718 sq. feet to 1,390 square feet. The majority are 2 bedroom/2 bathroom condos that are either 1,168 sq. feet or 1,185 sq. feet. Prices range typically from $240,000 to $410,000.

The buildings were built in 1984. There are also buildings in the same general complex that are rental apartments. For those who want to be right off Rockville Pike, walkable to a METRO (Twinbrook METRO in this case), walkable to shopping, Miramont Villas Condos provides a moderately better priced condo option to some of the newer condos just a quarter a mile south.

And the condos are just under a quarter mile away from the new Pike & Rose development – that includes iPic movie theater, lots of restaurants, new stores, Pinstripes, and the Canopy Hotel by Hilton.

What are the condo fees?

Miramont Villas Condominium has average amenities. There is a seasonal outdoor pool and tennis court. This is not a luxury condo building like the close by Midtown Bethesda North Condos or others with a lounge, nice fitness room, theater room, and other amenities. And the condo fees are reflective of this.

Condo fees range from about $250 a month for the smallest condo to $505 a month for the 3-bedroom condo unit. The 2-bedroom with 2-bathroom condo fee is currently $433 a month.

The condo fees include all of the amenities (pool, tennis court, grounds maintenance, and water), plus the overall maintenance of the condo building exterior and the Master Insurance Policy.

Most condo buildings are different than single family homes or townhomes. You don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less. For condos, you will get what is called an HO6 policy.

Are utilities included in the condo fees?

SOME — Owners are responsible for electric. Water is included at Miramont Villas. You can definitely expect somewhat lower electric bills than you would for a single family home, but because the front entrance of the units are exposed to the outside, not as low as a completely enclosed condo building.

How much do the condo fees go up annually?

Condo fees at Miramont Villas have gone up about 2.4% as an annual average since 2006. As with financial market disclaimers, past average increases do not mean future increases will be equal. But for your budgeting purposes, this 11 year time frame provides a realistic expectation.

What are the assigned Schools?

Miramont Villas Condos feeds into one of the most popular Montgomery County School districts:

• Farmland Elementary School
• Tilden Middle School
• Walter Johnson High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. A change in assigned schools could certainly change  your living situation, and affect your investment. It does seem highly probable that Tilden Middle School is going to be converted back into a high school (it was a high school years ago).

Are pets allowed?

YES – Pets are allowed. This is a pet friendly community.

NOTE: There are multiple veterinarians within a quarter of a mile. There’s even a pet resort on Rockville Pike called 

Is there Garage Parking?

NO — The parking is outside the condo building in an open space parking lot. It is first come first serve for spots, but there’s never an issue with parking spaces. 

GUEST PARKING TIP:  Guests can park without any issues in the day time, but if you’re staying over night, you’ll want to notify the management office about a pass. You may also, at your own risk, use the Federal Plaza parking lot next to the condos. The parking lot is large, and if you’re using it temporarily during the day, you should be fine.

Washer and Dryers in the unit?

YES – Every condo has it’s own washer and dryer in the unit.

What’s involved in renovating a condo unit?

Renovations are permitted to the condo unit, and some have been renovated quite nicely. Changes to kitchen cabinets, bathroom vanities, tile, etc. are much simpler to undergo without any real approvals. However, work that could alter the structural integrity of the building must have plan approval first. All work must be done during the weekdays during normal business hours. This is for the benefit of all residents to keep contractor traffic and noise down.

Is there a fitness room?

YES – There’s no fitness room but their is Planet Fitness just outside of the condo complex at Federal Plaza.

Is there a tennis court?

YES – There is a tennis court. There are also several playgrounds nearby and walkable.

Is there a pool?

YES – There is an outdoor seasonal pool open from Memorial Day thru Labor Day.

Is grilling allowed?

YES – There is an outdoor picnic area with some grills and picnic tables. Grilling is not allowed on any condo decks or patios. This is a standard rule for all condo buildings.

Is this a secured building?

YES – The building requires a key to access and get on the elevator.

Is Extra Storage available?

YES – Extra storage is available in the condo building basement and comes with the unit. Units are 3′ x 4′ x 4′ in dimension.

Is there a Community Room?

YES – There is small community room by the community pool.

Who are the internet and cable providers?

Miramont Villas are pre-wired for both Verizon FIOS and Comcast. Direct TV is also available.

Is there a Move-In-Fee?

YES – The current move-in-fee is $200. This kind of move in fee is common, and often a little higher.

What’s the closest METRO and how far away?

Twinbrook METRO is the closest metro. It’s a little more than 3/4 of a mile away. Anything under one mile is a reasonable walk under most conditions.
