What are the condo fees?

The condo fees at Hampden Row range from about $560 to a little over $2000 for the largest unit.

The condo fees include all of the amenities plus the overall maintenance of the condo building and the Master Insurance Policy.

Remember, unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less. Sometimes people are put back by condo fees. Yet, if they added up all the maintenance on a single family home over 10 years plus gym fees and so on, suddenly the number doesn’t look quite as high.

A condo fee, especially in a building like this, really is part of a life style change. You live here and enjoy each day without thinking about anything to maintain outside of your actual unit. And in the case of Hampden Row condos, you have a luxurious clubroom and a rooftop lounge with grills. And with only 55 condos in the building, the condos gives off a very private and more exclusive feel.

Are any utilities included in the condo fee?

YES — Owners are responsible for electric and gas Water is included. Also, expect much lower electric bills than you would have in a single family home. This is a brand new building with the highest standards of construction used. I would expect heating and cooling to generate very reasonable utility bills. 

How much does the condo fee go up annually?

Since this is a new condo building, it’s too early to predict annual condo fee increases. However, I don’t know of any new condo building going up with plans to raise condo fees drastically after opening. Owners would not go drastic increases. The condo fees have been set up with financial mapping for the future of the building and maintenance. Typical annual condo fee increases in the area average about 2.3% annually. Unlike an older condo building, with older plumbing and major systems, you can assume there will be less unexpected fee increases to cover major repairs.

What are the assigned Schools?

Cheval condos feed into a very popular Montgomery County School district:

  • Westland Middle School
  • Bethesda-Chevy Chase High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. Are Pets allowed?

YES — As of now, there has been no dog size limit placed! This is great for dog lovers. Do know that a few particularly aggressive dog breeds could be restricted. This is going to be the case in virtually every condo. Even if a condo board changes this rule, current owners would be grandfathered in.

Is there Garage Parking?

YES — The building has a secured parking garage. 

GUEST PARKING TIP:  There is a large parking garage just across the street, and meters out front. The public library just around the corner also has metered parking. The parking garages are free on the weekends. Meters are only free on Sunday.

Washers and Dryers in the condo units?

YES — Every condo has its own full size washer and dryer.

Any modifications to the condo unit must meet the condo association guidelines. The concierge will give you the necessary forms and information you need. If you have specific questions before buying a condo here, we can help you determine not only what renovations are possible, but what steps you will need to take. Is there a fitness room?

YES — Hampden Row condos has an excellent fitness room on the rooftop level. You can workout, then relax on the rooftop grilling. There are also several large and small gyms within a short walking distance — including Equinox. So the health and fitness options are plentiful.

Is there a tennis court or playground?

NO — There are no tennis courts or playgrounds, but plenty of open spaces within short walking distance. Also, many larger playgrounds and trails within 5-10 minutes drive. The Capital Crescent trail is also just a few blocks away at Bethesda Row.

Is there a Pool?

NO — No pool here, but there are options nearby. Just up Old Georgetown Road in North Bethesda is the Kennedy Shriver Aquatic Center.

Is grilling allowed?

YES — Condo residents can grill on the rooftop lounge. There’s plenty of comfortable seating, a bar, and amazing views. 

Is there a Party Room?

YES — There is a club room for residents, and arrangements can be made to make it private for an event. The club room is really nice and is on the lower level.

Is there a Meeting Room or Conference Room?

YES — The club room on the lower level can be used for meetings. If you do want to hold something more formal, please check with the concierge to reserve the space.

Is Hampden Row a secured building?

YES — The building has a 24-7 front desk concierge. All residents must have a key FOB for access or be allowed access by the concierge. The concierge is very nice, and will even offer you a drink.

Is Extra Storage space available?

YES — Storage spaces are available on a limited basis. Depending on when you read this, they may all be sold out. There are multiple storage center options at outside facilities within 10-minutes drive. Just ask us, and we can help you find the best one for your needs.

Is this building elevator and handicapped friendly?

YES  — The building has elevators and is handicapped accessible throughout.

Who are the Internet and Cable providers?

Both Verizon Fios and Comcast are available for internet and cable service. There are already pre-wired in convenient locations. So just a call to get your service live is all you need.

How much is the Move-In-Fee?

Currently no move in fee has been established. The first residents just moved in the Spring of 2018.

What’s the closest METRO and how far away?

The Bethesda METRO is just a little more than a 1/4 mile walk away.
