Brand NEW townhomes in the North Quarter development. These new North Bethesda Townhomes are built on what used to be the Montrose Christian School and church.

If you know your basketball, this was the place where Kevin Durant played his high school basketball. These are modern style Townhomes that with some of the models incorporate the rooftop terraces that have become very popular.

There are four models to choose from: Langston, Boyd, Chase, and the Montrose. Prices start in the low $600,000 range, but you can expect to pay closer to $700,000 and higher for the larger models. And then of course it always depends on the upgrades you go with in your selection. This is something we can discuss from a value and quality standpoint. Meaning, the builder options for upgrades may not be your best value.

I would walk through all the upgrade options with you, and first determine if you even like those. If you’re buying a new townhome, condo, or home the unfortunate reality is you really are accepting what the builder decides on. So it may be better from a value proposition, and your personal taste preferences to go with the standard items and upgrade yourself. Again, nothing to fear here. I can assist you in selecting great craftsman for any project. I have a team of go to people from countertops (quartz, quartzite, marble, granite, and natural stone, cabinets, hardwood floors, tile floors, painting, and so on.

This new townhouse community in North Bethesda, or Rockville as some would still call this location, is just on the outskirts of the growing Rockville Pike area. It’s certainly walkable all be at just over a mile to the new Pike & Rose development, the White Flint Metro, my Organic Market, Harris Teeter, and multiple restaurants. Though for some this might be a little far.

And it’s right next door to the Badlands (massive indoor kid’s play space with a variety of activities) at Loehmann’s Plaza.

So if you’re looking for a brand new townhome that’s in a very hot area but at a price point that’s a little bit lower than the other newer townhomes, because it’s on the fringes, this North Quarter development might be a good option.

North Quarter • NEW Townhomes in North Bethesda

Kevin Durant once played Basketball on top of these Townhomes

Yes, Kevin Durant of the Golden State Warriors, played basketball at the site of the North Quarter townhomes. The tiny Montrose Christian School was once a national high school basketball powerhouse.

But the once Montrose Christian School and church site is no more. What’s emerging in 2019 is a new townhouse development by Winchester Homes called North Quarter.

Branded as North Bethesda, these modern townhomes start in the $600,000’s and will certainly push into the $700,000’s if the builder can help it. After months of site development, the model homes are going up fast. As of May 20, 2019 — they look to be just about a month out.

You can expect the typical modern townhome style now of a 2-car garage with a small room on that same ground level, an open floor plan on the kitchen and living room level, 3-bedrooms with 2-baths and a laundry closet on the 3rd level, and the upper level with the rooftop deck and additional bedroom, hangout area, and full bath.

North Quarter Townhome Location and What’s Nearby

These new townhomes are walkable to the shopping center next door (major tenants are Badlands Playspace and Chucky Cheese), and about 1/2 mile walk to My Organic Market and 1-mile to Pike & Rose.

The White Flint METRO is 1.2 miles away.

What are the biggest options that most people take in these new townhomes?

Don’t be fooled by the models. These are the decked out townhomes the builder wants you to love. So suddenly, because you’ve now seen them, the options seem like “must haves” in your mind.

And these are the big ones that most people want, and most people take:

  • Powder room on the kitchen and living room level
  • Full bathroom on the upper (rooftop deck) level
  • Engineered wood beyond the main living level (Yes, it’s not real wood anymore folks)

There might be additional packages for pimping out the rooftop deck, adding more crown moulding, and upgrades on appliances, but the above are the biggest ones. And adding the additional bathrooms really does make a difference. Value wise, those would be the best options to add.

If you’re handy or have contractors at your disposal (I do for my clients), then you could potentially save a little (emphasis on little) on adding a new bathroom later. But the biggest difference might be in the materials selected. The builder will likely have limits on selections.

Chapman Row at Twinbrook METRO are the first new townhomes to emerge in the vibrant and developing North Bethesda area. This enclave of townhomes would be on what I’d label the very outer edge of North Bethesda. They’re a modern style you see in most of the new, urban townhome developments.

Sizes range from 2,106 square feet to 2,315 square feet and feature 3 bedrooms and 2 bathrooms with an optional powder room on the kitchen and living room level. The larger model size difference comes from being 2 feet wider than the smaller models. What you’ll have to determine is if the layout of the bedrooms works for your situation. What a mean? Well, the 3rd floor, which is the main sleeping floor, has 2 bedroom and 2 full baths — not 3 bedrooms and 2 full baths. The 3rd bedroom is a good size, but it’s on the 4th floor.

The 4th floor also features another small area that leads out to the roof top deck. An optional full bathroom can be finished on the 4th level. Again, this is an upgrade. So if the 3rd bedroom is essential, that 3rd full bathroom will really be essential. And this will increase the final purchase price.

Chapman Row is only a 2 block walk to the Twinbrook METRO, and shopping, restaurants, and more all within just a block or two.

Grocery stores like Trader Joes, My Organic Market, Safeway, and Giant are all within a few blocks to about a quarter of a mile walk. Whole Foods is about a 1/2 mile away. Barnes & Nobles with a Starbucks is just a few minutes walk. The new Pike & Rose developments adds to a mix of restaurants in the area, and also includes Sport & Health Club and the iPic movie theater.

There are plenty of one level high rise and some garden style condos options in the North Bethesda area, but Chapman Row is a rare offering of townhomes.

How much are the townhomes at Chapman Row selling for?

Starting in the low $700,000’s means you can plan on a price points ending up being in the $750,000 to $850,000 for most models. It’s important when walking into a new home development to understand what’s going to bring added value, and what’s going to just drive up your price point. Certainly we can discuss the pros and cons of every upgrade from a line by line valuation viewpoint.

What about parking?

Each townhome has a one car garage. You can also squeeze in another car just outside of the garage. This vehicle would be partially covered by the rooftop deck. Guests would have access to free parking at the Montrose Crossing Shopping Center just 2 blocks away. Now, if someone is a frequent visitor and plans on staying over night, I would not advise them to leave their car at the shopping center over night on a regular basis.

What are the community condo fees?

The condo fees at Chapman Row are planned at about $250 a month.

This would include all the outside grounds maintenance, and the community roads, trash removal, and a community bosque for outdoor relaxation.

What are the most common upgrades?

Whenever you purchase a new home or condo, you must have your mind prepared that what you see in the model home is not necessarily what you get at the price you have in mind. This is why whenever possible, I will take my clients through the unfurnished models first. It would be nice if there was a big fat price tag on the upgrades, but that’s not how it works. The idea is for you to fall in love with the model, and buy as many or all of the upgrades.

In some cases, if you really do need the upgrade, and you’re not a contractor yourself, it is worth it to get it.

What are the assigned Schools?

Chapman Row feeds into a very popular Montgomery County School district:

  • Farmland Elementary School
  • Tilden Middle School
  • Bethesda-Chevy Chase High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. This kind of change could significantly change your living situation, and your investment. So, we will always want to verify with the school system about the assigned schools.

What are the closest condo buildings to Chapman Row?

As an alternative to Chapman Row, there are multiple condo buildings within about a 1/3 of a mile. Midtown Bethesda North condos, about 2-blocks away being the closest. Here are the next closest condo buildings:

There is a 3rd bedroom and 3rd bathroom on the top floor.

 subdivision has 4 active Townhomes on the market and 2 single family homes. In 2016 alone 21 Townhouse and 4 Detached  homes were sold. With the trend of how quickly homes are being sold in Hidden Creek these active townhomes are not going to last longer than few weeks.

The price point for for Detached homes vary from the low 500k range to low 600k… depending on bedroom, bathrooms, and square footage.  Furthermore, townhouse prices vary from high $350k to $440k and square footage varying from 1500 sq ft to 2700 sq ft for the luxury models. A few of the standard features in the luxury townhomes are hardwood floors, trek decking, a granite Island countertop, and built-in television area in the living room.

Stairs.

People either can’t go up stairs, or it’s very difficult for them. They’ve been walking up and down stairs in their larger homes for 30 years, and don’t want the stairs without the option of using an elevator.

I can’t emphasize this enough. While many older buyers in the market may still feel capable of using stairs for another 5 years, they aren’t so sure about the years beyond that. And it’s important to think about this up front. Well, these townhomes take care of this concern.

Once completed, the community will have a great, small neighborhood feel. Unlike many new developments, the mature trees and surroundings already make this a reality. Once the dust settles from all the building, the real beauty of the whole development will unfold before your eyes.

This community also has single family detached homes.
These townhouses range from aprox 1,900 to 2,300 square feet, plus the basement.  They are nice open layouts with high 9 feet ceilings on all floors, including the lower level basement.  Big windows and abundant sunshine makes it’s way into the home. These are 3 level townhomes built in 1999/2000, and come with one or two-car garages.

To get here, would most likely be determined by the time of day.  During rush-hour, you would want to avoid Georgia Avenue as you get closer to Olney.  Thus, make a left onto Emory Lane shortly after the ICC.  Then your 2nd right onto Cashell Road.  Cashell will take you all the way to Bowie Mill Road.  Where you will cross over and through the light then make an immediate right.  This will wind around and take you into Barnsley Manor Estates townhomes.  Otherwise if it’s not rush-hour, or on route 108 your best bet is to turn down Bowie Mill Road and then make a right onto Cashell.  If you’re further west on 108 (near obgc park), both Olney Mill Road & Wickham Road take you directly into this community.
When you make a right from Cashell, you’ll see the community pool & club house “Norbeck Grove”… a very kid-friendly large set up.

Large pool, basketball courts, tennis courts, playground, club house, walking path are all here.  The HOA fee is about $100/month collected every quarter (approx $300+).  You can view the 2017 operating budget and see the breakdown of the fees; maintenance & repair, utilities, contract services, pool, community building…

This location in Olney is very accessible to the ICC exit that sits on Georgia Avenue.  The Inter County Connector has made Olney much more convenient.  Due to this we’ve seen the demand increase.  Just ask the people who live here.  It’s a wonderful community.  Out in the edges of country-ish life… but right there to jump on the icc if needed.  Most of Olney has kept to smaller roads and no signs of over-development.
