Factors to Consider Before Buying New Construction Homes

Let’s face it. Most people like new stuff, and that includes homes. I’m asked a lot about buying a new home versus an existing home.

You really could make the case for should I buy a custom-built home versus a new home versus an existing home. Money obviously plays a huge role.
Because there’s definitely a difference in what all three would give you. But in the end that difference is mostly cosmetic. I say mostly because there are some differences — especially as it relates to materials used now versus decades ago. And certainly a truly custom built home can be designed (at a price) to the exact specifications you desire.

So what are the biggest reasons why people want to buy a new construction home?

1. They think that a new home is better

And if that’s the thought in your mind, then that’s a thought in your mind.
Sometimes that’s difficult to get out of your head. Certainly there are differences in the way homes are built now vs. decades ago.
And while many of the materials used, such as insulation, electrical, plumbing, and even the HVAC systems might be better today vs years ago — the attention and details to the actual construction work may not be better. That will truly be a case by case analysis.
And if you like things like real hardwood floors, good luck and getting those in most new homes. You have to jump over to the truly custom home construction to get those.
And if you’re looking for a more established neighborhood with larger trees, that’s often going to be missing in a new home development. It might take 15 to 20 years to begin to get what feels like a real neighborhood that you may be used to growing up.

2. The modern open floor plan in new construction homes

Let’s blame HGTV for this one. What’s the one thing that virtually all the buyers on these TV shows say they’re looking for? “We want an open floor plan.”
And there’s no question about it that older homes often have boxed off rooms that aren’t appealing to most buyers today. Even the new townhomes — like North Quarter in North Bethesda — have modern, open concept floor plans.
You don’t want to rule out an older home though just for that reason. It’s worth investigating whether or not some walls can come down to open things up and create the look and the feel that you desire.
And certainly this is something that I do with my clients. We will do a comparison through my Homebuyer Matrix to see what works best for them. The new home price point might not be as appealing versus renovating an existing home.

3. New Construction Homes let you move in and do nothing

Hey, I get it. This is the ideal scenario. And if this is what you really want — sometimes a new home is the best option.
Yet, it’s always worth digging a little deeper into what is move-in ready, and how that could still be accomplished with an existing home. We want to consider multiple factors and terms. Let’s see how and when a renovation and update could take place so that it works into the schedule and timing of you moving into the home…with all the work having been completed already.
Even if you have a home to sell first, this can be possible. It’s not as easy. Yet, I’ve done it before with clients, and it’s something to consider. Find any home is a major decision and I encourage you to really evaluate multiple factors that will help you make the best decision.

Riviera of Chevy Chase condos

The Riviera of Chevy Chase is located a half mile east from the heart of downtown Bethesda, Maryland.  This high-rise overlooks East West Highway to the North and The Capital Cresent Trail to the South.

The building features spacious apartments, with great views from all windows and upscale light filled interiors.  Residents are met with a very cozy lobby and 24/7 front desk host. The Capital Crescent Trail (CCT) is a shared use off-road trail from Georgetown, D.C. to Silver Spring, MD suitable for walkers, joggers, bikers, and rollerbladers.  The Trail is built upon the abandoned railbed of the 11-mile Georgetown Branch of the B&O Railroad.

The Trail is now complete as a hard surface trail from Georgetown to Bethesda, and is a packed crushed stone trail suitable for most bikes from Bethesda to west Silver Spring. Four bridges and two tunnels offer trail users gentle gradients and the Trail is one of the most heavily used trails in the nation.

Montgomery County Public Schools serve the residents of The Riviera.  Bethesda Elementary, Westland Middle and Bethesda-Chevy Chase H.S.  B-CC has an Honors program, an Advanced Placement (AP) program, and a signature program – the International Baccalaureate (IB) program. Adagio is a 92-unit condo building consisting of 1-bedroom to 3-bedroom units. The 1 bedroom units are spacious at 900 sq.’, and have regularly sold recently close to $500,000. The largest 2 bedroom and the 3 bedroom units typically sell in the $1.1 – $1.3 million range. One penthouse combined two units and sold for over $3 million. It has an extraordinary private terrace.

I wouldn’t describe the building is high luxury, especially in the amenities, but the units themselves offer quality above the average new condo standards. For example, the kitchens used Subzero, Bosch, and Thermador appliances.

Outside of the building, you’re right in the action of downtown Bethesda, and even walkable to Friendship Heights. For food lovers, scores of restaurants abound, and Trader Joes grocery store is directly across the street. It has a very small parking area and garage. So the benefit of walking right across the street is an added bonus.

Also, the Bethesda METRO is about a 1/2 mile walk away.

The condo fees will range from about $650 to a little over $1,600 for the largest units.

This include all of the amenities plus the overall maintenance of the condo building and the Master Insurance Policy.

Unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less. It’s important to put the condo fees in proper perspective to all of your typical short and long term single family home costs. If added up, all the maintenance costs on a single family home over 10 years plus gym fees and so on, over a 10-year time frame suddenly make the condo fees not so daunting.

A condo fee, especially in a building like this, really is part of a lifestyle change. You live here and enjoy each day without thinking about anything to maintain outside of your actual unit. And all of downtown Bethesda is just outside your door.

Are any utilities included in the condo fee?

YES — Owners are responsible for electric. Water and gas are included. Built in 2007, generally higher standards of construction were used, and this includes energy efficiency codes. Plus you have heating and cooling in all the units around you, and in the hallways. So you can expect much lower electric bills than you would living in a typical single family home. 

How much does the condo fee go up annually?

Adagio is a relatively young condo building. The condo fees have been set up with financial mapping for the future of the building and maintenance. Typical annual condo fee increases in the area average about 2.3% annually. Unlike an older condo building, with older plumbing and major systems, you can assume there will be less unexpected fee increases to cover major repairs.

What are the assigned Schools?

Adagio condos feed into a very popular Montgomery County School district:

  • Bethesda Elementary School
  • Westland Middle School
  • Bethesda-Chevy Chase High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. This kind of change could significantly change your living situation, and your investment. So, if school systems are of great importance to you, please make sure we double check these with the county. It never hurts to confirm.

Are Pets allowed?

YES — Pets are allowed, and there is no size limit for dogs. So that’s great news! Many condo buildings do have restrictions. Do know that a few particularly aggressive dog breeds could be restricted. Also, the condo board could certainly change the rules to limit the number of pets to the commonly used 2 pet rule maximum. But as long as no one abuses the current rule, it will likely stay as is.

Is there Garage Parking?

YES — The building has a secured parking garage and reserved parking spaces for owners. These are deeded separately.

GUEST PARKING TIP:  There is metered parking just outside the building, but it can get pretty packed. There is a public metered parking lot a few blocks north on Wisconsin and behind the buildings on the opposite side of Wisconsin Avenue. Parking here is free on Sundays.

Washers and Dryers in the condo units?

YES — Every condo has its own full size washer and dryer.

What’s involved in renovating a condo?

Any modifications to the condo unit must meet the condo association guidelines. The concierge will give you the necessary forms and information you need. Is there a tennis court or playground?

NO — There are no tennis courts or playgrounds, but plenty of open spaces within short walking distance. Also, many larger playgrounds and trails within 5-10 minutes drive. The Capital Crescent trail is just 5 minute walk away.

Is there a Pool?

NO — No pool here, but there are options nearby. Just up Old Georgetown Road in North Bethesda, about 15-minutes away, is the Kennedy Shriver Aquatic Center. This is an indoor pool open year round. There are also multiple seasonal outdoor pools within a few minutes drive.

Is grilling allowed?

NO — There are no grills. Well, there is one on a custom penthouse unit (two condos combined) with a massive terrace. Condo buildings do not allow grilling on levels below the rooftop (unless a common ground that can be properly managed).

Is there a Party Room?

YES — There is a club room for residents, and arrangements can be made to make it private for an event. 

Is there a Meeting Room or Conference Room?

YES — There is no official meeting or conference room, but there is the club room.

Is Adagio a secured building?

YES — Only residents can enter without getting access via the front desk. There is a 24-7 front desk staff to assist. They also take in packages for residents.

Is Extra Storage space available?

YES — Storage spaces are available on a limited basis. 

Is this building elevator and handicapped friendly?

YES  — The building has elevators and is handicapped accessible throughout.

Who are the Internet and Cable providers?

Both Verizon Fios and Comcast are available for internet and cable service.

Stonehall is a luxury condo building consisting of 46 units with either 2-bedrooms and 3-bedrooms. There are also penthouse units, with the largest having south and westerly views and 2,528 square feet of living space. Stonehall is sort of on the fringes of downtown Bethesda, but it certainly measures up to the best in luxury. With a well equipped fitness center, private club room, and a rooftop terrace that will be the best spot in the building come Spring and Summer, this condo feels luxurious.

The smallest 2 bedroom and 2 bathroom units are 1,058 square feet, and start at $800,000. Condo unit 600 at Stonehall is 2,415 square feet and starts at just under $1,700,000. As with any condo building, but especially a condo building positioned alongside older buildings (that’s the case on Battery Lane), the condo unit position and side of the building will either give you a really nice view, a so-so view, or a view that could leave you challenged to sell it down the road.

Outside of the building, while it’s not in the direct Woodmont Triangle area (3 blocks away), or Bethesda Row (about a 3/4 mile away), Harris Teeter is directly across the street — and restaurants of all tastes are a short walk away.

You can walk to either the Bethesda METRO stop or Medical Center (NIH) METRO stop — with Medical Center being slightly closer.

YES — The building has a front desk concierge from 8am to 10pm right now. All residents must have a key FOB for access or be allowed access by the concierge. What are the condo fees?

Cheval is a luxury condo in downtown Bethesda. The condo fees will range from about $900 to a little over $2000 for the largest units.

The condo fees include all of the amenities plus the overall maintenance of the condo building and the Master Insurance Policy.

Unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less. Sometimes people are put back by condo fees. Yet, if they added up all the maintenance on a single family home over 10 years plus gym fees and so on, suddenly the number doesn’t look quite as high.

A condo fee, especially in a building like this, really is part of a life style change. You live here and enjoy each day without thinking about anything to maintain outside of your actual unit. And in the case of Cheval condos, you have an exceptional fitness center and beautiful outdoor rooftop space to enjoy.

Are any utilities included in the condo fee?

YES — Owners are responsible for electric. Water and gas are included. Also, expect much lower electric bills than you would have in a single family home. This is a brand new building with the highest standards of construction used. 

How much does the condo fee go up annually?

Since this is a new condo building, it’s too early to predict annual condo fee increases. However, I don’t know of any new condo building going up with plans to raise condo fees drastically after opening. Owners would not go drastic increases. The condo fees have been set up with financial mapping for the future of the building and maintenance. Typical annual condo fee increases in the area average about 2.3% annually. Unlike an older condo building, with older plumbing and major systems, you can assume there will be less unexpected fee increases to cover major repairs.

What are the assigned Schools?

Cheval condos feed into a very popular Montgomery County School district:

  • Bethesda Elementary School
  • Westland Middle School
  • Bethesda-Chevy Chase High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. YES — The building has a secured parking garage. What’s a little unique is the Cheval parking garage is above ground. 

GUEST PARKING TIP:  There is a large parking garage a block away on St. Elmo Avenue and another on Old Georgetown Road. Parking here is free on Sundays.

YES — Every condo has its own full size washer and dryer.

What’s involved in renovating a condo?

Any modifications to the condo unit must meet the condo association guidelines. The concierge will give you the necessary forms and information you need. If you have specific questions before buying a condo here, we can help you determine not only what renovations are possible, but what steps you will need to take. Is there a fitness room?

YES — Cheval Condos has perhaps the best in house fitness center of any condo in the Bethesda area. It even has a yoga or stretching studio to compliment it. Is there a tennis court or playground?

NO — There are no tennis courts or playgrounds, but plenty of open spaces within short walking distance. Also, many larger playgrounds and trails within 5-10 minutes drive.

Is there a Pool?

NO — No pool here, but there are options nearby. Just up Old Georgetown Road in North Bethesda is the Kennedy Shriver Aquatic Center.

Is grilling allowed?

Since there are more 2-bedroom/2-bathroom condos than any other size, an average condo fee would be about $808 a monthDo remember, the condo fees include all of the amenities (fitness room, pool, conference room, lounge area, theater room, etc.), along with water and gas utilities plus the overall maintenance of the condo building and the Master Insurance Policy.

You can rent the roof top Sky Box for only $150 for 6-hours with a $500 deposit. With the Sky Box you have a full service kitchen at your use plus a reserved grill. 20 floors up, the views are spectacular.

Is there a Business Conference Room?

YES — You can reserve this for a meeting. And like the Sky Box, when it’s not reserved, you can go and sit down in the room. This provides a nice working space outside of your condo to make it feel like you have a separate working space.

Is this a Secured Building?

YES — You can only gain access to the building via your FOB card or from the 24-7 lobby concierge opening the door for you. Added security will not allow anyone to simply take the elevator to your floor. They must have the front desk use their FOB to access your floor.

Is extra Storage available?

YES — But we would want to confirm based on the unit you were interested in buying. Lots of storage facilities within 1-mile from the building also.

Currently it’s $150 be it for a new owner or renter. Your move-in must be scheduled in advance to insure the elevator is reserved for you.

So remind your moving company (or yourself) to be careful and not damage any items in the hallways moving items in. Once your move is complete, your deposit will be refunded. This goes for new owners and new renters. You’ll want to provide the General Manager 5-days advance notice before your desired move-in date.

Are there any Clubs or Groups?

YES — Currently there is a Book Club, a Canasta Club, and a Cinemagoers Club (meet usually once a week to watch and review films in the theater room.

What’s the closest METRO and how far away?

The Twinbrook METRO is a straight shot half a mile walk down Chapman Avenue.

The White Flint METRO is a .8 mile walk away down Rockville Pike.
