Cabin Branch is a new subdivision within the planned community of Clarksburg, MD. Conveniently located close to I-270, off exit 18, Cabin Branch sits east of Clarksburg Rd, between Cabin Branch Ave and Old Baltimore Rd. It is considered the western portion of planned Clarksburg.

The planned community of Clarksburg has been building and expanding at a steady pace since the early 2000’s, and Cabin Branch is the latest portion to be built. Much of the community is still under construction, and new home sales make up a good portion of the listing inventory.

Cabin branch, and Clarksburg in general, is an excellent place for walking, jogging or riding bikes. The community has lots of walking paths, and the 2,000 acre Black Hill Regional Park, located in Clarksburg, is a short drive away. Seneca Creek State Park is only about 20 minutes away by car.

Cabin Branch is only 5-10 min walking distance to Clarksburg Premium Outlets. It features over 80 outlet stores, such as Boss, Ann Taylor, Nike & Under Armour. There is actually a large playground right next to the shopping area. Clarksburg Village Center is only a couple minutes away by car. There you will find Harris Teeter and several restaurants, such as Grill Marx Steakhouse & Raw Bar, Red Bowl, Subway and Papa Johns.

There is one pool area in the center of the development with two separate pools and a clubhouse. Broadway Ave runs the through the center of the community. Byrne Park Drive runs next to the Winchester Homes portion of the community and meets up with Broadway Ave towards the middle of the subdivision. Next to Byrne Park Drive is a soccer field and large playground. The Playground is pretty popular among residents in the summer. There is a common grassy area in the center of the developed portion of the community called Tribute Park. There are also dog walking and clean-up stations throughout the subdivision.

Many residents in Clarksburg commute south, into Montgomery County and downtown D.C. The The traffic can be fairly heavy on the weekdays. One way to discover the commuting times is to actually drive the route before you buy. Start at the typical times with the heaviest traffic (morning and evening). In order to get the most accurate sample of the commuting times, I suggest testing the drive on Friday and one other day of the week. In addition to I-270, try 355 and Route 27.

Winchester Homes, Ryan Homes and NV Homes are the new home builders in Cabin Branch. Winchester Homes and Ryan Homes offer townhouses and single family homes. NV Homes only offers single family homes.

Winchester Homes offers several different types of homes. The two types of townhouses offered are the Cabin Branch Manor Townhomes and Avenue Series Townhomes. The Avenue series homes range start from the low to upper $400’s. They range in size from 2,174 Sq. Ft – 2,696 Sq. Ft. The models in the Avenue Series (in order from smallest to largest) include: the Arlington, Lakeshore, Oakley, Ventura and the Wilshire. Each model (with the exception of the Oakley) comes with two options: “In Ground” (with a subterranean basement), and “On Grade” (where the first floor serves as the basement). The Oakley model is only offered with an  “In Ground” design.

Winchester Homes also offers many upgraded amenities that come standard with each home. Some of these include granite countertops and cabinets in several different colors. Stainless steel appliances and stainless steel kitchen sinks also come standard in these homes.

Every model in the Avenue series includes a 2-car garage. One thing that separates the Avenue series from other townhouses offered in Cabin Branch is the rooftop terrace feature. A rooftop terrace provides a unique ability to entertain and enjoy the outdoors, which is especially rare in a highly developed community such as Cabin Branch.
