930 Rose sets a new standard for North Bethesda condos

18-months from completion, but if you want in the most unique condo building in the area, the time to move is NOW. Appointments are being taken for condos, and you can expect the most desirable units to go fast.

930 Rose will be unique. It brings something different to the Washington DC metro condo scene as a whole, and certainly to the Bethesda to Rockville area.

Featuring floor to ceiling glass, Italian cabinetry, cast-iron tubs, and luxe baths -- 930 Rose will have 104 units ranging from 630 square feet Studios starting at $319,900 to Penthouse units up to 2,400 square feet starting at $1,000,000.

The most asked about condo size I get asked for is 2 Bedrooms and 2 Bathsrooms with a Den. There will be a model that provides this with a balcony for a total of 1,620 square feet at $844,900.

The price point versus downtown Bethesda is dramatically lower. You could expect to easily pay around $1.2 - $1.5 million for an 11th floor 2 bedroom/2 bathroom unit with a Den in a new Bethesda condo.

And the amenities in the immediate area are just good. In fact, you have better food options in terms of grocery stores. Within a half mile walk you have My Organic Market, Harris Teeter, Whole Foods, and Giant. Just a few additional blocks and there's a Trader Joes.

Yes, downtown Bethesda Row has more restaurants, but that ratio will continue to change. North Bethesda in White Flint and Pike & Rose is on the rise. But hands down, if you're living in the White Flint area or Pike & Rose, your grocery shopping options are far superior and right outside your door in walking distance.

The condos will start on the 11th floor of the property.

How is that? Well, floors one through 10 will be for the new Canopy by Hilton hotel.  This is a more boutique hotel -- centered in and around restaurants and the vibrancy of the local area.


So, let's start with the first benefit of starting on the 11th floor. Great news for some of you, but for others it would eliminate this building entirely.

903 Rose will sit far enough off of Rockville Pike already to soften the noise, but the added distance of starting on the 11th floor will help. And as I shared with a nice lady at the premier last night, when the windows are closed, you're not going to hear anything. Then you have the benefit of being directly above the Canopy by Hilton hotel.

This gives you a la carte access to the trained hotel staff for a variety of services you might use anyway:

  • Dry Cleaning
  • House Keeping
  • Laundry Service

....and restaurant and bar (discounts likely in order).

Walk out of the condo building (hotel) and you have restaurants at your beckon call, the White Flint METRO 3 blocks away, and the most luxurious movie theater in the region in iPics.

You also have quick access to 270 and 495 via Old Georgetown Road or Montrose Parkway. This North Bethesda area is getting better and better. The White Flint Mall redevelopment will happen at some point.

So this area is booming. And 930 Rose brings something a little different to the North Bethesda condo market.
