I recently had a client who purchased a 104 year old home!

Important questions we'll need to get answered:

- How old is the furnace and when was it last serviced?

- When was your electrical unit replaced? How many amps for your electrical system? Is there a circuit breaker?
What type of wiring and when was it last serviced?

- How old is the roof?  What kind of material is it made from? asphalt shingle, etc..  What condition is it in?

- When was the plumbing renovated?  What material was used?  pvc plastic pipe, copper, etc..  When was it last serviced?


Insurers get more nervous on older homes for obvious reasons. 
Knowing it's history will help you obtain your policy, and can help you lower your premium!

Yes, you can find an MPDU for cheap.  This price comes with restrictions, read carefully, they'll make many potential buyers think twice.

-- First right of refusal.  You must contact HOC and give them the opportunity to buy your home, if you are still within your restricted time period (10, 15, or 30 years).

-- If within the 'control period' you cannot sell or refinance for more than the calculated control price.  This is determined by HOC.

The Devonshire townhome community was developed and constructed in the early 1980's. Townhomes went on the market in March of 1983 and residents started moving into the community in November of that year.  Townhomes sold very quickly with 60% sold before the model home was completed. There are just over 100 townhomes, 4 different models to choose from with 2 different floor plans, with and without garages, each aprox 1800 sq feet. The community is located just off of Democacy Blvd in Bethesda Maryland and is one of the most desired in all of Montgomery County.

The Bethesda Court townhome community was built in the mid 1980's.  The community is located just off of Democracy Blvd near Montgomery Mall in Bethesda Maryland.  The community is made up of aprox 70 plus 3-4 bedroom townhomes all centered around a main road, Arizona Circle. The homes sell for about $500,000-$525,000 and most have been renovated over the years.  Each unit has two assigned parking spaces within the community and the home owners association takes care of snow/trash removal and lawn maintenance.  The community also has a tot lot and a pool where a membership can be purchased.
