The Adagio is located at 6820 Wisconsin Avenue, Bethesda, MD 20815. And it’s conveniently located just across the street from Trader Joes and just a few blocks from Bethesda Row.

Adagio is a 92-unit condo building consisting of 1-bedroom to 3-bedroom units. The 1 bedroom units are spacious at 900 sq.’, and have regularly sold recently close to $500,000. The largest 2 bedroom and the 3 bedroom units typically sell in the $1.1 – $1.3 million range. One penthouse combined two units and sold for over $3 million. It has an extraordinary private terrace.

I wouldn’t describe the building is high luxury, especially in the amenities, but the units themselves offer quality above the average new condo standards. For example, the kitchens used Subzero, Bosch, and Thermador appliances.

Outside of the building, you’re right in the action of downtown Bethesda, and even walkable to Friendship Heights. For food lovers, scores of restaurants abound, and Trader Joes grocery store is directly across the street. It has a very small parking area and garage. So the benefit of walking right across the street is an added bonus.

Also, the Bethesda METRO is about a 1/2 mile walk away.

What are the condo fees?

The condo fees will range from about $650 to a little over $1,600 for the largest units.

This include all of the amenities plus the overall maintenance of the condo building and the Master Insurance Policy.

Unlike a single family home, you don’t have the repair or replacement costs of roofs, siding, landscaping, and so on. So your “homeowner’s insurance” policy will also cost you less. It’s important to put the condo fees in proper perspective to all of your typical short and long term single family home costs. If added up, all the maintenance costs on a single family home over 10 years plus gym fees and so on, over a 10-year time frame suddenly make the condo fees not so daunting.

A condo fee, especially in a building like this, really is part of a lifestyle change. You live here and enjoy each day without thinking about anything to maintain outside of your actual unit. And all of downtown Bethesda is just outside your door.

Are any utilities included in the condo fee?

YES — Owners are responsible for electric. Water and gas are included. Built in 2007, generally higher standards of construction were used, and this includes energy efficiency codes. Plus you have heating and cooling in all the units around you, and in the hallways. So you can expect much lower electric bills than you would living in a typical single family home. 

How much does the condo fee go up annually?

Adagio is a relatively young condo building. The condo fees have been set up with financial mapping for the future of the building and maintenance. Typical annual condo fee increases in the area average about 2.3% annually. Unlike an older condo building, with older plumbing and major systems, you can assume there will be less unexpected fee increases to cover major repairs.

What are the assigned Schools?

Adagio condos feed into a very popular Montgomery County School district:

  • Bethesda Elementary School
  • Westland Middle School
  • Bethesda-Chevy Chase High School

While it’s rare that your assigned schools change, if you’re making an investment in a condo (or home) based all or in large part because of the assigned schools, I’d always recommend confirming with Montgomery County Public Schools. This kind of change could significantly change your living situation, and your investment. So, if school systems are of great importance to you, please make sure we double check these with the county. It never hurts to confirm.

Are Pets allowed?

YES — Pets are allowed, and there is no size limit for dogs. So that’s great news! Many condo buildings do have restrictions. Do know that a few particularly aggressive dog breeds could be restricted. Also, the condo board could certainly change the rules to limit the number of pets to the commonly used 2 pet rule maximum. But as long as no one abuses the current rule, it will likely stay as is.

Is there Garage Parking?

YES — The building has a secured parking garage and reserved parking spaces for owners. These are deeded separately.

GUEST PARKING TIP:  There is metered parking just outside the building, but it can get pretty packed. There is a public metered parking lot a few blocks north on Wisconsin and behind the buildings on the opposite side of Wisconsin Avenue. Parking here is free on Sundays.

Washers and Dryers in the condo units?

YES — Every condo has its own full size washer and dryer.

What’s involved in renovating a condo?

Any modifications to the condo unit must meet the condo association guidelines. The concierge will give you the necessary forms and information you need. If you have specific questions before buying a condo here, we can help you determine not only what renovations are possible, but what steps you will need to take. We also have contractors that can help you. Just let us know what you want to do.

Is there a fitness room?

YES — Adagio condos has a decent fitness room, but not like Cheval or Stonehall (two newer condos). There are also several larger gyms and some smaller gyms and yoga studios within walking distance — including Equinox. So the health and fitness options are plentiful.

Is there a tennis court or playground?

NO — There are no tennis courts or playgrounds, but plenty of open spaces within short walking distance. Also, many larger playgrounds and trails within 5-10 minutes drive. The Capital Crescent trail is just 5 minute walk away.

Is there a Pool?

NO — No pool here, but there are options nearby. Just up Old Georgetown Road in North Bethesda, about 15-minutes away, is the Kennedy Shriver Aquatic Center. This is an indoor pool open year round. There are also multiple seasonal outdoor pools within a few minutes drive.

Is grilling allowed?

NO — There are no grills. Well, there is one on a custom penthouse unit (two condos combined) with a massive terrace. Condo buildings do not allow grilling on levels below the rooftop (unless a common ground that can be properly managed).

Is there a Party Room?

YES — There is a club room for residents, and arrangements can be made to make it private for an event. 

Is there a Meeting Room or Conference Room?

YES — There is no official meeting or conference room, but there is the club room.

Is Adagio a secured building?

YES — Only residents can enter without getting access via the front desk. There is a 24-7 front desk staff to assist. They also take in packages for residents.

Is Extra Storage space available?

YES — Storage spaces are available on a limited basis. 

Is this building elevator and handicapped friendly?

YES  — The building has elevators and is handicapped accessible throughout.

Who are the Internet and Cable providers?

Both Verizon Fios and Comcast are available for internet and cable service. 

How much is the Move-In-Fee?

There is a $250 move-in fee. As the elevator has to be reserved to move-in, please let us know so we can help coordinate.

What’s the closest METRO and how far away?

The Bethesda METRO is about a 1/2 mile walk.
