The Promenade Towers North and South are located on Pooks Hill Road in Bethesda. This is a Cooperative Building, and not a condominium. The amenities at the Promenade are second to none. You never have to leave this community, everything is right at your fingertips.
There are storage units that are leased out, but they don’t necessarily convey with the unit you are buying. There is a bike rack down in the Garage, and 2 ‘bike rooms’ with a key. No dogs are allowed. Cats are fine. If you plan on renting out your unit, you must live in the unit first for a year. There’s a $125 application fee if you want to buy in this community. A Board of Directors, the Promenade Towers Mutual Housing Corporation, will review your application for approval. They will look at your credit report, verify income, financials, and basic details about you the Buyer. To purchase a ‘co-op’, you are buying shares of stock. Liability Insurance must be obtained to complete this Stock purchase, and a $250 Stock Transfer Fee is paid by the buyer at closing.
There are only a handful of lenders who finance a Cooperative building in Maryland. From what I’ve seen you’ll need at least 10% for your down payment. The co-op fee initially appears to be on the high side. However, it includes utilities AND your property taxes. Most condo fees don’t cover either. Plus you’re paying for amenities that are first class… take a look for yourself, you will be happily impressed after touring the campus with me.
