Olney condominiums

You probably don't think of Olney if you're looking in the market for a condo.  Depending on your price range, you're most likely looking in Rockville or Gaithersburg or Germantown...  Downtown Silver Spring and Bethesda if you must be close to D.C.

Let me tell you there are some real gems to be found in Olney.  What a great way to get your foot in the door so you are part of the Olney family.  Your kids can immediately make Olney friends through our schools and sports programs.  We have some of the best in the area.  Research Sherwood and Good Counsel for starters. Olney neighborhood performances

According to above chart, we see price improvements from one year ago in at least four neighborhoods.
1.70%  Olney Mill
7.80%  Barnsley Manor Estates
12.6%  Hallowell
32.7%  Williamsburg Village

The others for the most part were flat... but Olney Square took a hit.

32 single family detached homes sold in this 12 month period, through Oct 2016
27 homes closed between 400k to 500k
Only 5 of these sales were above $500,000.  509, 520, 525, 529, and 584.5
They were sold on average in 22 days, with three selling in 0 days.  Over HALF sold in 6 days or less!
A 1% seller subsidy was the average given to buyers.  Although HALF were sold with NO seller subsidy at all.

This community also has single family detached homes. 
These townhouses range from aprox 1,900 to 2,300 square feet, plus the basement.  They are nice open layouts with high 9 feet ceilings on all floors, including the lower level basement.  Big windows and abundant sunshine makes it's way into the home. These are 3 level townhomes built in 1999/2000, and come with one or two-car garages.

To get here, would most likely be determined by the time of day.  During rush-hour, you would want to avoid Georgia Avenue as you get closer to Olney.  Thus, make a left onto Emory Lane shortly after the ICC.

Home Inspection
What does Seller pay for?  What does Buyer pay for?

1) The inspector comes out for inspection during winter.  The a/c compressor can't be run when it's below a certain temperature.  Home Inspector won't turn it on and therefore can't verify that it's working.

2) Inspector goes up on ladder to check roof.  Wait, there's frost on the roof.  Inspector refuses to walk up there.  Roof doesn't get proper inspection.

3) House has a sump pump in the basement. 
There's a pvc tube lying across the top of the enclosure cap.  Inspector says he can't open the cap to check if pump is working correctly.

Trotter's Glen

Luxury home neighborhood under construction.  Several sites are complete, but Lots remain available. This was the Trotter's Glen golf course nestled back in the southern part of Olney.

Going north on Georgia Avenue, you'll make your first right after you cross over the ICC bridge, onto Batchellors Forest Road.

You'll first see the golf course and homes on your right, then more homes once you make a left onto Seabiscuit Drive. The starting price has been around 1.2 mil.  These homes are designed with about 4,000 - 6,000 square feet and are on large lots, ranging from 3/4 to 2 acres.  Underground utilities... thus no ugly utility poles!

Can YOU Figure Out This Bethesda Address?

Here's a great skyline view of downtown Bethesda.

Here's a clue: This was building, which was under construction at the time of this video, was once slated as a luxury apartment building but then changed to luxury condos and then changed once again back to luxury apartments.

New Townhomes in Bethesda Near Montgomery Mall

EYA's latest development is tucked into a unique spot...

If you're looking for a modern townhome tucked into a semi-urban area near a large shopping mall and major roads, then EYA's Montgomery Row might make your short list.

With townhomes running from $800,000 and up, the Montgomery Row townhomes are actually some of the more affordable in the EYA inventory. This location is surprisingly quiet because it's not a heavily foot trafficked area. Mostly cars going at 30-35mph in route to their offices or going to Montgomery Mall.

The mall and other stores and restaurants, including the Home Depot, are definitely walkable at about 1/2 mile away.

A Drive Through Kensington's Parkwood Drive...

In today's blog, you go for a short ride along Parkwood Drive in Kensington, MD and some of the side streets.

This area is very hot now for taking the old, original, small rambler homes and tearing them down or cutting off the top and building up and back off the original brick house.
